Who is Caldwell Property Solutions?
Caldwell Property Solutions was formerly called Brewer Caldwell. We specialize in property management and investment sales. We are now going on 19 years in the real estate industry.
What type of properties do you manage?
We manage any single family residential home including condominiums and townhouses. We do not deal in commercial properties, apartment complexes or furnished/vacation rentals.
What areas do you cover?
We currently have two offices in Arizona. Our main office in Mesa covers all of Maricopa and Pinal County. Our office in Tucson covers all of Pima County and the Casa Grande area.
How long does it take to rent my home?
On average most properties are leased in a 30 to 45 day time frame. Some areas are quicker than others but most of the time it is based off of three main factors: The property is in a ‘Rent Ready’ condition, it is being marketed effectively and it is priced accurately according to the market for that area.
What is the Average Rent Amount for a home in the Phoenix area?
This can be a difficult question since cities, subdivisions, and properties can often vary significantly throughout Arizona. To be safe, the average that we see for the basic rental homes range from $900 to $1100. After receiving some brief information on the property, we will be able to give you a specific price range for your investment.
What if the property has maintenance issues?
With our online system, both the owners and tenants are notified by an automated email whenever a work order has been placed for the property. We have worked for several years to establish strong relationships with a variety of different vendors to give you the best price and service possible.
How often do you view the properties?
When the property is vacant, we go by the home every week to 10 days. This includes an interior inspection to make sure lights are off, the home looks good, the heater or A/C is not running and the property is secured. When the home is occupied, we do up to two annual inspections a year. This is upon owner’s request and will include an interior/exterior inspection along with photos.
Where do you advertise?
Caldwell Property Solutions has a wide variety of websites that they outsource to market the properties. At any given time, your property could be found on 8 to 11 different websites. This has been our biggest marketing tool for the last several years. Next would be a sign at the property followed by our established referral network that we have set up with other realtors and tenants.
How do you screen the tenants?
Our screening process is very detailed and thorough. The agency we use is specifically designed for landlords. They can check on everything from a national criminal search, past or current rental judgments, public records and liens. Our agents also verify income, rental history, work history, bank statements and past tax records. At the end of this process, the property manager presents the findings to the owner for their final approval of the tenant.
How long are the lease terms?
Our standard leases run for one year, anything under or over that will be upon owner’s request.
Is there a rental tax?
Each city in Maricopa and Pinal County will have a specific rental sales tax for that city. They vary from 1.5% all the way up to 3% depending on where your property is located. In the past this tax was collected and paid by us on your behalf. Recent legislation now prevents us from this practice.

Tom Caldwell was raised by pig farmers in Snowflake, Arizona. He went to school at ASU and got a bachelor’s degree with a Major in Communications and a Minor in Business. While he was at ASU he took a job as a field inspector for a local property management company. After he graduated he took his LSAT and was applying to law school. In the meantime, he continued to learn the ropes of property management from his employers and it started to feel like something he could really become passionate about as a career. He told his best friend at the time his idea, who offered to talk to his father in-law, who ended up providing the loan that Tom needed to get his idea off the ground.
In October of 1998 they rented an office in Mesa, setup a folding table, and started thumbing through the White Pages and newspapers calling anyone and everyone hoping to find someone who could use some help managing a rental property. They were a force to be reckoned with, visiting the home of anyone who would listen to what they had to offer wearing full business suits in the valley of the sun looking to impress. Not even a year after the business license was issued, the first of several large real estate investment groups called the quaint little Mesa office searching for some much needed help managing a wave of Arizona real estate investments. Over the years we have managed over 3,000 properties at any given time and have employed as much as 200 agents and staff members to make sure that each property we manage is given all the attention it deserves. We have spent a concerted effort to continue to improve our process as well as develop our own online management system to help us meet our client’s needs as efficiently as possible.
