Upload pay stubs/other documentation when submitting application to support income equal to 3x the rental rate.

Step 5

We will reach out to your current landlord to verify rental history.

Step 6

We then submit this information to the property owner for approval. We usually receive a decision within 24-48 hours.

Summary of our Rental Qualifications and Application Process

Required Information

  • You must provide provide proof of income earning 3x the rental rate.
  • No rental judgments/evictions on your credit report.
  • No items in collections and no open bankruptcies.
  • Government issued photo ID
  • Landlord contact info for last 3 years.

Fees

  • Holding Deposit: One months rent
  • Application Fee: All adults aged 18+ must apply & pay a $45 app fee (non-refundable).
  • One time Upfront Lease Admin Fee: $195
  • Monthly Payment: Rent payment plus 4% municipal fee (sales tax and admin fee).
  • Pet Deposit Fee: Non refundable $200 per pet upon owner approval

Common Reasons to be Declined

  • Incomplete application, evictions, collections from landlords, credit score below 600, insufficient income, and unqualified occupants.
  • Within the last 7 years, any felonies of illegal manufacture or distribution of a controlled substance, felonies resulting in bodily harm or intentional damage or destruction of property for example, "arson".
  • Any sexual related offenses.
