Summary of our Rental Qualifications and Application Process
Required Information
- You must provide provide proof of income earning 3x the rental rate.
- No rental judgments/evictions on your credit report.
- No items in collections and no open bankruptcies.
- Government issued photo ID
- Landlord contact info for last 3 years.
Fees
- Holding Deposit: One months rent
- Application Fee: All adults aged 18+ must apply & pay a $45 app fee (non-refundable).
- One time Upfront Lease Admin Fee: $195
- Monthly Payment: Rent payment plus 4% municipal fee (sales tax and admin fee).
- Pet Deposit Fee: Non refundable $200 per pet upon owner approval
Common Reasons to be Declined
- Incomplete application, evictions, collections from landlords, credit score below 600, insufficient income, and unqualified occupants.
- Within the last 7 years, any felonies of illegal manufacture or distribution of a controlled substance, felonies resulting in bodily harm or intentional damage or destruction of property for example, "arson".
- Any sexual related offenses.
